Q: How do you determine what you will offer for my property?
A: We look at several factors to establish what price can be offered for a house. The big ones are the location of the property, the condition of the house, the repairs that need to be performed, and the appraised values of similar homes in the area. The combination of these tells us what a home will be worth when repaired, and how much it will cost us to get it to that condition. Plus, of course, we have to figure in a margin to pay our business as well.
Q: Is there any cost to working with you? Fees or commissions or anything else?

Q: How do you differ from an agent?
A: An agent has you sign a contract stating that they have the rights to list your house. They will go through your house and gather info and pictures, determine a price, and then list it hoping the price is right and someone will buy it quickly. Prospective buyers will visit the property several times with the agent, and when you get an offer it will likely be at a discount and come with contingencies or requests for seller concessions (meaning they want you to fix things up before the sale). When the home eventually sells, the agent takes a cut of the price (6%), you have to pay closing costs, then settle any back taxes or other payments.
As we discuss here, selling on the open market can be more expensive than it appears. Agents can be great for those who can wait to get top dollar for their house, and who don’t mind opening the property for showings, paying to fix and clean the home before sale, and then paying closing costs. However, this doesn’t work for everyone. Some people need to sell fast, have a home that won’t qualify for financing, don’t want the hassle of the traditional selling process, etc.
